Once you sign a management agreement with Big Dawg Realty we provide multiple services for a 10% fee of your rental income.
Prospective tenants must successfully pass our tenant screening process before we show them our available units that fit their requirements.
We generate all leases based on our templates and forms. All lease templates have been reviewed and approved by legal counsel, following the guidelines as stated in the Alaska Landlord Tenant Act.
Rents are due on the first of the month with a five-day grace period. There is a $50 late fee for rents paid after the fifth. Late fees are split 50-50 with the owner.
Upon moving in tenants are given a Move-In Inventory & Conditions Form. When the tenant moves out we then use that form to note discrepancies and damages. Any and all damages or cleaning costs are then paid by the tenant’s security deposit with the balance refunded no later than 30 days after move out.
Rents are collected and expenses are paid throughout the month. At the end of the month the balance is paid to you, normally by the 5th. After paying bills and management fees funds can either be direct deposited into your bank account or mailed to you.
Our collections department will diligently work to collect all past due rents until outstanding balances have been paid.
Our bookkeeping staff will generate monthly statements showing income and expenses for your unit. These are sent out to the owners by the 10th of each month detailing expenses with copies of any vendor bills. If you wish, Big Dawg Realty can take care of paying your unit bills, sales tax, and property tax each month freeing you from the bill paying hassle. At the end of the year you will receive a Year End Owner Statement which will provide you with all the information you need to do your taxes.
Should a tenant need to be evicted we will handle all the legal notifications and process the eviction according to Alaska Landlord Tenant Act guidelines.
We do periodic unit inspections looking for structural and maintenance issues. Should any issues be found we are under contractual obligation to notify you of any repairs needed over $250.00. This amount may be adjusted depending upon your particular needs.
